Site Preparation –– The area must be cleared of rocks, debris and trees before leveling can take place. Next, the concrete forms are put in place and arranged depending on the addition of a basement or if the home is built on a slab. Concrete footings are poured to support the structure where it meets the ground. The concrete must totally cure and there is back filling and waterproofing that all are critical to the construction and takes time. This must be done with care and then inspected before continuing to the next step.
Rough Framing –– The framing is the next task. Flooring, walls and roofing are constructed followed by exterior plywood or sheathing along with exterior doors and windows. The house wrap which prevents moisture from damaging the wood structure and the formation of mold is applied to protect the completed frame.
Plumbing and Electrical –– The roughing in of these utilities which also include HVAC components is next on the agenda. Ductwork must be installed along with wires and pipes at this time. Large appliances such as bathtubs and showers are installed while it is easier to maneuver around the unfinished rooms. Your home is considered a dry house after the roof is completed and the remainder of the electrical work can be done. New home construction requires many inspections, so don't be surprised if this takes a week or more during which time you may not see any work being done.
Install Insulation and complete Interior –– Whichever type of insulation you have chosen will now be applied and then work can begin on the interior. Fixtures will be installed, walls will be painted, and trim will be added. Flooring and the remainder of interior work can be done and final inspections are scheduled after completion. Exterior walkways and driveways are sometimes the last task.
